North Carolina Is One of the Best DSCR Markets in the Country

Most state pages in this series explain why the property cannot carry itself. North Carolina is the opposite case, and it is worth understanding before you choose a product.

The Charlotte suburban counties carry some of the lowest effective property tax rates of any active investor market in the United States several sit under one percent. Compared with a Texas purchase at the same price, the tax difference alone can be several hundred dollars a month, which translates directly into a materially stronger debt service coverage ratio.

The practical result is that single-family rentals in the Charlotte metro’s suburban counties frequently clear DSCR comfortably at eighty percent leverage the sort of ratio that is simply unavailable in New Jersey, Illinois, or Nebraska on comparable property.

So the honest question in North Carolina is not “how do I make this work?” It is “which product actually serves me better?” DSCR is genuinely available here. This page covers when a 1099 loan beats it anyway.

When a 1099 Loan Wins in North Carolina

Charlotte’s banking and fintech contractors. The financial infrastructure concentrated here supports a large population of independent compliance, regulatory, and technology consultants earning well into six figures on 1099-NEC, with minimal overhead. Qualifying at ninety percent of gross with no CPA letter and no deposit review is often faster and cleaner than a DSCR file and unlocks better pricing at lower leverage.

Asheville and the mountain counties, where second-home and out-of-state demand has decoupled prices from local rents. Ratios fail there for the same structural reason they fail in Montana’s resort markets.

The coastal counties, where insurance wind, and flood in the barrier island communities adds enough carrying cost to push otherwise-sound properties under the ratio.

New construction and pre-lease purchases, where there is no rental history and market rent support is thin.

How Qualifying Works

A 1099 loan qualifies you on income documented on your 1099 forms rather than the net profit shown after deductions. Appraisal, assets, credit, reserves, and ability-to-repay analysis all work normally.

Programs split into two camps. Some apply 90 percent or more of gross 1099 income with no expense deduction. Others apply an expense factor of 10 to 25 percent first.

For a Charlotte consultant with a home office and minimal overhead, the top row is the honest number and you should insist on a program that produces it. For a trades contractor carrying materials, the same logic applies with more force and a bank statement program applying a heavy expense factor would penalize you twice for the same costs.

One year or two

One-year suits a consultant whose rate or client mix improved, or who recently went independent after employment in the same field.

Two-year suits real estate commission income in an active market where a single year can swing hard, and construction working project cycles.

The two-year self-employment history requirement is separate from the two-year income lookback. Ask about both.

Charlotte suburban counties Cabarrus, Union, Gaston, Iredell carry the metro’s most reliable DSCR performance, with modest prices, solid rents, and the low tax rates described above.

Research Triangle commands higher values with strong rental demand; ratios are tighter than the Charlotte suburbs but generally workable.

Greensboro, Winston-Salem, Fayetteville offer value-corridor pricing with steady demand.

Asheville and the mountains are the state’s clearest 1099 case prices decoupled from local rents, plus a seasonal short-term rental layer with municipal regulation to verify.

Coastal counties Wilmington, the Outer Banks, Brunswick carry wind and flood exposure that changes the math. Get an actual binder before finalizing price.

Other North Carolina Specifics

Non-judicial foreclosure via power of sale with a comparatively efficient process, which investors price favorably and which supports the better LTVs available here.

North Carolina is an attorney closing state, which affects timeline and closing cost structure. Routine, but plan for it.

Coastal wind pools and flood. Barrier island and near-coastal property may require separate windstorm coverage. Premiums vary sharply within a few miles of the shoreline.

  5. Will you run both the 1-year and 2-year scenarios?
  6. What is the prepayment penalty, and what does removing it cost?
