Iowa may have the widest gap in the country between what people actually earn and what their tax returns show and the reason is agricultural accounting.

A farm operator running row crops or livestock moves enormous money through their accounts. Grain sales, livestock receipts, and custom operations produce deposits that would qualify a borrower for a substantial mortgage anywhere. Then Schedule F absorbs seed, fertilizer, chemical, fuel, equipment depreciation, land rent, and interest, and the taxable number that emerges bears no relationship to the operation’s actual capacity.

That is not aggressive tax planning. It is accurate accounting of a genuinely capital-intensive business. But a conventional underwriter reads the bottom line and declines.

The same structure appears in Iowa’s non-farm 1099 economy aerospace and manufacturing contractors, insurance industry independents, university-adjacent consultants just less dramatically. Which is why alternative documentation works unusually well here.

The Farm Income Question

If your income is agricultural, three things matter more than rate.

Which document carries your income. Farm operators often receive relatively little on 1099 forms receipts come through grain elevators, co-ops, and processors in varying forms. If your 1099 total is small relative to your actual receipts, the 1099 program is the wrong product and a bank statement program reading deposits will serve you far better. Establish this before you choose.

The 24-month lookback is close to mandatory. Crop years vary with yield, price, and weather. A single year can be exceptional or terrible for reasons entirely outside your control. Two years gives an underwriter something to average and gives you a defensible explanation for the variance.

Land ownership complicates the balance sheet, usefully. Owned farmland is a significant asset and can support an asset-based qualification path where income documentation is genuinely awkward. Ask whether an asset depletion or asset utilization program applies to you it frequently does and rarely gets offered.

How 1099 Qualifying Works

For non-farm Iowa contractors, the 1099 program is usually the cleanest path.

A 1099 loan qualifies you on income documented on your 1099 forms rather than the net profit shown after deductions.

Programs split into two camps. Some apply 90 percent or more of gross 1099 income with no expense deduction. Others apply an expense factor of 10 to 25 percent first.

On $180,000 of annual 1099 income:

The two-year self-employment history requirement is separate from the two-year income lookback. Ask about both.

Iowa’s Investment Property Markets

University rental markets. Iowa City and Ames both support durable student rental demand with predictable turnover cycles. Lenders generally underwrite these as standard long-term rentals, though some scrutinize by-the-bedroom leasing structures.

Lake short-term rentals. The Okoboji and Spirit Lake corridor supports a genuine seasonal STR market drawing from Des Moines and the Twin Cities, at nightly rates well above what Iowa acquisition costs would suggest. Seasonality is the underwriting issue annualized rent from a summer-weighted property gets discounted.

Metro long-term rentals. Des Moines, Cedar Rapids, and the Quad Cities carry the bulk of conventional investor inventory and underwrite cleanly.

Loan minimums matter in rural counties. Iowa’s affordability means some properties fall below common Non-QM floors around $75,000 to $150,000. Ask early outside the metros.

Other Iowa Specifics

Business-purpose lending is straightforward. Loans on investment property for business purposes are treated as exempt from consumer lending regulation in Iowa, which keeps investor Non-QM relatively clean procedurally.

Cold-weather property condition. Freeze-thaw damage, foundation issues, and heating system age come up in appraisals more than in warm-weather states. Deferred maintenance flags more often.

Appraisal support is thin in rural counties. Build extra time into contracts outside the metros and university towns.

Investment Property Terms

  • Down payment: 20–25 percent typical, better pricing at 25 percent and above
  • Credit: 620 floor at most investors; real improvements at 680, 700, 740
  • Reserves: 6–12 months PITIA, often with additional reserves per financed property already owned
  • Prepayment penalties: common on investment property, typically 1–3 years, often buyable at a quarter to a half point

1099 or DSCR?

Iowa is a strong DSCR state. Acquisition prices relative to rents produce coverage ratios that clear comfortably across most of the state, which makes DSCR the sensible default for a conventional long-term rental.

Use a 1099 loan where the property falls below a DSCR investor’s loan minimum, where it is a seasonal lake property whose annualized rent gets discounted, where there is no rental history, or where the property needs work before it will rent.

Use a bank statement or asset-based program if you are a farm operator whose 1099 totals do not reflect your receipts.
