Your Next Home Starts With Understanding Your Benefits
Whether you’re buying your first home or making your next move, your VA benefit may help you purchase a Florida home with no down payment and no monthly mortgage insurance. VA purchase loans are available to eligible Veterans, service members, and certain surviving spouses who meet service and financial requirements.
These mortgages are backed by the Department of Veterans Affairs and offered through participating lenders. A down payment may still be needed depending on your entitlement, the purchase price compared with the appraised value, and lender requirements. Closing costs and a VA funding fee may apply, although eligible borrowers are exempt from the funding fee.
At Select Home Loans, we help you understand your benefit and compare available financing through our lending partners. We’ll explain the payments, costs, and next steps with your budget and plans in mind.

We start with your plans, financial picture, and Certificate of Eligibility, often called a COE. If you don’t have yours yet, we can help you request it. The COE confirms your benefit eligibility, while your income, credit, debts, and available entitlement help determine your financing options.
Based in Daytona Beach, we help eligible Veterans, service members, and surviving spouses purchase homes throughout Florida. We serve buyers in Volusia and Flagler counties, the Jacksonville area in Duval and Clay counties, and communities around Orlando, Tampa, and Pensacola. Whether you’re relocating for military service or putting down roots, we’re here to help you explore your VA home loan options.
The home must meet applicable VA property requirements and generally be intended as your primary residence. If you’re considering a condo, we’ll also help check the project’s VA approval status.
Once you’re under contract, we guide you through documentation, coordinate the VA appraisal and title work, and keep you informed throughout underwriting. The appraisal evaluates value and applicable property requirements, but it doesn’t replace a home inspection.
Already used your VA benefit? You may be able to use it again. We’ll help you understand remaining entitlement or restoration options and how they could apply to your next purchase.
Throughout the process, you’ll have someone to answer your questions and help you prepare for closing with confidence.
Not necessarily. Eligible buyers may purchase without a down payment, but closing costs, prepaid taxes and insurance, and a VA funding fee may still apply. Seller contributions or lender credits may help cover certain expenses. We’ll explain your estimated funds needed before you move forward.
VA doesn’t set a minimum credit score, but individual lenders may have their own requirements. Your income, credit history, debts, and money remaining for everyday expenses also matter. We’ll review your situation and help you explore available options through our lending partners.
You may be able to. Some buyers have enough remaining entitlement to purchase another primary residence while keeping their existing VA loan. Others may need to restore entitlement or make a down payment. We’ll review your Certificate of Eligibility and help you understand what’s possible for your next move.
You may be. Exemptions include eligible borrowers receiving VA compensation for a disability connected to their service, certain surviving spouses, and other qualifying borrowers. We’ll help verify your exemption status. If you have a pending disability claim, let us know so we can review how it may affect your funding fee.
Yes, eligible buyers may purchase a property with up to four residential units when they intend to occupy one as their primary home. Rental income from the other units may help with qualification when applicable requirements are met. We’ll help you explore the property and explain what documentation is needed.
With full VA entitlement, there is no VA-imposed loan limit in Florida. However, the amount you can borrow depends on your income, credit, property value, and lender requirements. If you've already used some of your VA entitlement, county loan limits may affect how much you can borrow without a down payment. We'll help you explore your options.
